I found a stick shift CX-5 locally:

I drive almost 70 miles a day and it looks like it would be a little better on gas than the 5. I'd lose the third row seat and it looks like a little less cargo space but not noticeable. Any thoughts?
CX-5 interior should be nicer and you'll have slightly better visibility. Better gas mileage too.
Wow, it has 95k miles on it already and it is only 2-3 yrs old. No reason it won't continue but I would try to drive the price down as hard as possible. I would suspect they did not give much in trade for a high mile, manual trans vehicle. Everyone, including you should suspect that the original owner was avoiding the expense of a clutch combined with the possible need for new shocks.
In our driveway we have a Mazda5 and a Saturn Vue (which is similar size to CX-5). As you know, the rearmost seats of the Mazda5 are really tight. If we have 5 people going we will take the Vue rather than the Mazda5. The Mazda5 is really only good for seating 4 unless the others are kids who are out of car seats. I don't think you will miss any space going from the Mazda5 to CX-5.
In the time I've had the 5, there have been people in the third row maybe under 10 times if that. According to the Carfax, its an one owner vehicle bought in NY state and they moved to PA. Maybe they just had a long commute. Rear rotors and brakes are on the newer side. Whats a fair price to potentially drive them down to?
I would suspect they paid around 7-8K i'd try to bump it under $10K.
I emailed them just for S's and giggles and the lowest they would go so far is $11,300.

pretty much they said here is the original price, here is the internet price and here is a price for you.
A $500 drop for just making an inquiry. I will be there is a lot more room to move. Now you just have to prove that you are a real and interested buyer for the price to really come down.
The ad gives a free CarFax which states the dealership got the car 8-25. They have had it about 1.5 months. Many dealerships will like the car off the lot in 2 months. They buy these cars with a bank line of credit and that often gives then 60 days before they really have to make a payment. The goal is to sell the car and gain some extra cash before they have to make this payment. I predict the car will be leaving for auction in 2 weeks.
Also, if you do go look at it, see how much the odometer has risen since the ad was posted. If no miles have been added then no one has even shown the interest to actually test drive it.
Sit in it and drive it a while. In my personal experience, base model Mazda seats are dreadful. I'd try to get it for $10k
