I think I didn't Make myself clear. Apologies. Looking to see if anyone knows investors or non traditional lenders. A lot of real estate on the big island was built "non-permitted" making traditional lending a potential challenge.

A lot of them are not insurable either.

Buy unpermitted homes cash or owner financed through an escrow company.

Outside of that, goodluck!

If anyone has something serious to post,  look into how to make an undermined build, permitted. Even on Realtor listing's, there are a ot of undermined houses for sale. Definitely something unique to Hawaii. It a process that's done all the time. You need an architect,  contractor, licensed electrical and plumbing contractors to sign off, then pay a fine to the state.

If you have no referrals,  fine. But plus don't post negative nonsense.

What negative nonsense did I post?

From your very well detailed and written post, it seems like you're looking for investors for STR's on unpermitted property in Hawaii. If that isn't the case, then clearly state what it is since you're looking for actual help.

As usual, you make these unprepared threads that lack any information or content that would help you get what you're looking for. Once again, I'm just asking questions to help. You're not getting any hits from anyone else, I wonder why?

My apologies to Yupididit. By SRT, get meant short term rentals. As a lawyer I automatically saw x it as something else.  Truly sorry.

The issue was investor/commercial property. Those always vary depending upon the property and the needs of the borrower and /or business. Questions are fine, but trades aren't.  This wasn't vague, unless you expect me, or another poster to produce documents and pages of information. It was a intentionally a simple/broad question. That's all.
