I think at the end of the day this is the boring but right answer. A trailer always has resale value. A regular car has resale. A truck has resale. A combination of all 3 has very little resale. Heck, an el camino has resale!
And the combination has the propensity to take hundreds or thousands of hours to complete correctly, and I dunno what your time is worth but that makes a DIY ute pretty damn expensive. I love the dream. I lived the dream. I awakened.

And to the OP, I love Utes. I own a Rampage, my dad had a Ranchero and I seriously looked into importing one of several Falcon Utes.
Sawed off cars arent exactly Utes though too, they just sorta look the part

While a minivan could certainly ute, it would also perform the stated objectives without modification. I haven't followed prices on them enough to know if they're more, less, or similarly expensive compared to a compact pickup though.
Chevy Astro or Ford Aerostar would make a good ute, mostly because they're already BOF. Any unibody car that you start hacking into the roof structure has the potential to go very wrong, very quickly.
A Geo Tracker/ Suzuki sidekick would also make a good ute. They're most of the way there already. Available with 4x4 if you want it, stick shift, and diiiiirt cheap used- especially 4 doors.
