No expert, but my wife is a military housing manager. If you are in the military, contact your local Housing Manager for guidance. If your landlord is a dick, contact his Housing Manager.
The military doesn't want the bad PR.

if you are the military involved talk to some other military guys... the laws are heavily in your favor for braking a lease early for a PCS.... prob the legal office on base/post for starters

Your landlord is definitely being a shiny happy person about this, but may be compliant with SCRA. Obviously check with your military legal assistance folks, but here's the relevant text of SCRA (Section 305):
(d) EFFECTIVE DATE OF LEASE TERMINATION-
(1) LEASE OF PREMISES- In the case of a lease described in subsection (b)(1) that provides for monthly payment of rent, termination of the lease under subsection (a) is effective 30 days after the first date on which the next rental payment is due and payable after the date on which the notice under subsection (c) is delivered. In the case of any other lease described in subsection (b)(1), termination of the lease under subsection (a) is effective on the last day of the month following the month in which the notice is delivered.
