So I was originally planning on doing a dual mini split for the gym and office in my garage. But the BTU calculator says I need 10000 BTU and I can't find a dual head mini split that small. I am unsure about doing a single head mini split because I am worried that it would end up being to hot in the room not cooled by the mini split. If I do a single head mini split, does anyone have suggestions to improve air flow between the two rooms? Or should I do two small wall mount style units rather then a mini split?

The newer inverter variable speed units will act like a smaller unit when necessary. 

I would go with the smallest inverter variable speed unit.

I would get a 18k btu multi zone mini split. 

I am pretty sure Mr Cool has a 9k unit that can be configured as a multi-zone. So you get an 18k btu outdoor unit and two 9k btu indoor units. 

My garage called for 12k btu, I went with 18k btu. I am glad I did. 

Are you going to be running this all the time or only when you are there? If only when you are there higher tonnage will allow you to cool it faster.

My plan was a dual zone for the two back rooms and then a separate single for the front part. I am going to insulate the walls between the parts. The front part should be around 20k BTU according to an online calculator.
