I don't have kids. The only way I'd deal with a "shower only" in the master bath, is if there was a 2nd bathroom with a tub (I would never again buy a 1 bath house). Tubs are handy for washing the dogs as well.

Or pouring yourself a glass of bourbon and taking a soak if you don't have a hot tub.

I was surprised it took that long for that to come up, so I wanted to be sure that's what Z31 was implying.

Really it comes down to the fact that I'm not doing this as part of a flip, so I'm going to remodel it in a way that works best for my family. I can gain some floor space in my small bathroom (6'4"x 6'4"), have a nicer shower, and no one in my family is going to miss being able to take a bath. The better the house works for my family, the lower the chance we'll want to move.

In my mind your home should be a place you enjoy being, and to make changes based on what will make the next owner happy, even if it makes you unhappy seems counterproductive unless you are making the changes for the purpose of selling the house.

It may reduce potential buyers, but I looked and could not locate any real numbers out there about the impact on resale or percentage of buyers impacted.

Does anyone have any direct experience with a lack of tub causing difficulty selling? or has the real estate industry done a good enough job getting that idea embedded in the home owner/buyer mentality that the theory hasn't been tested?

If all decisions were made based on what would be easiest to sell and best resale we would all be buying the automatic transmission, 4 doors, silver Crossover SUV in order to make it easier to sell to a wider market, even if you hated the SUV and would rather have the manual transmission, 2 door, red Mustang.

I deleted a tub at my last place, totally re-arranged the master bath and closet. Made a 4'-6" x 5' shower and also enlarged the closet. I did have another tub in the hall bathroom...

My realtor said it might be problematic having no master bath tub, but the people that bought the place said the shower was a big plus to them. So it's a crap shoot - but nice kitchens and bathrooms sell houses.

I also recommend that you do NOT grout the corners of the shower wall tile. Use color matched silicone with or without sand in it. The walls will move with temperature changes and due to people walking around (less on a slab on grade). Simply rake the corners clean before the mortar sets and again when cleaning up your grout and the silicone sealant will go in easy. Use masking tape on both sides of the silicone if you want it to look good and don't have a ton of confidence in your ability.

Taping the joints is just about the only way to make them look really great and is a huge time saver. Also.. Do this BEFORE you grout for extra points.
