I am having a propane smell 👃 n my RV when the tanks are on, some turned it on and went at it with the soapy water. There is a port on the bottom of the auto switching regulator that is def leaking. Does this mean I need a new one?

I'm not an expert on RV propane systems but that looks like a pressure regulator.  For propane to be venting out like that indicates the diaphragm in the regulator is torn / leaking and that the assembly needs to be replaced.  Hopefully one of the RV owners will chime in.

That is where it's designed to vent from.  I would go ahead and replace that.

Thanks, that's what I figured but I haven't had this issue just yet so I wanted to check. I'll replace that and the lines to the hard line at the same time. They are 8 years old and look a bit brittle anyway, then we will be all set.

I heard from the guy I rented my camper from this summer that he goes through those  regulators like Homer Simpson goes through duff

Good call on replacing both the regulator and the hoses.  Propane is scary, unlike natural gas it's heavier than air meaning it can pool / collect in a space and build up in concentration until it finds an ignition source.  I had a propane converted HVAC rooftop unit roll out on me back in the day and it was one of those "learning moments" in the trade.

Yup.  That's usually where the regulators fail.

Time for a new one.
