I am considering moving myself and my family (wife, 3 year old and 1 year old) to the Charleston SC area.

 

My sister lives in Mt Pleasant.  It seems that area has REALLY gone up market since I lived down that way (15 years ago).

Nice houses in her neighborhood are selling for 500K+.  These are 3 or 4 bedroom, 2 or 3 bath, 2400 sq ft houses with okay garages and TINY yards.

 

I am looking for a similar house, but with about half that price (or less!).  Full discolosure:  our house right now is 2700 sw ft, has a 1700 sq ft detached garage, we share a property line with a playground...  Our house was 135K when we bought it.  

 

I am willing to do much work to the house if necessary as long as it is something we can live in while doing the work.  (I gutted and redid our bathroom and then our kitchen while we lived in the house, so we are fairly flexible with this sort of nonsense).

 

Other requirements:  I am concerned about the crime I have heard about creeping in.  Also, schools are important!

 

So, what town works in the Charleston Area?

 

The other issue I have is getting a job.  Anybody have, or know of a job available for a mechanical/ maintenance engineer?  Or a material science engineer (Wife)?

I grew up there and my mom still lives on Johns Island. The infrastructure sucks so bad compared to the growth over the last 20 years I doubt I’d move back. That said I’d look at the 17S area near Ravenel.

You can look out in Summerville, Moncks Corner, and Goose Creek.

As for jobs... Volvo just opened a plant and little aircraft company named Boeing.

I lived there for 4 or 5 years.  Find the school district you want to put your kid in and then buy a house there.   Cheap houses = really bad schools.  When I was there, I was planning on sending my kids to private school.  The public schools just didn't measure up, even the best ones.  I remember an old boss who moved down there from New Jersey.  His wife was a teacher and very carefully found the school district that she wanted, they bought a house in the area and she got a job in that school.  Third day on the job, she removed her kids from the public school and put them in a catholic school that was 45min - 1 hour each way away.  In full disclosure, I never stayed long enough for my kids to go to school there, but I know that houses 10 minutes apart can have hugely different values.  

Where I would look is right on the ashley river side of dorchester road.  The neighborhoods there are technically in North Charleston (read as noone wants to live there cause CRIME!!!!!!!!!!!!!!!!!!) but they are on the summerville border and map to Dorchester II schools.  

Maybe Wescott Plantantation..  or Redbluff or Indigo Fields..  Archdale has a little cheaper homes..  But make sure you go to Dorchester II schools and not North Charleston Schools...

If you go to Volvo, live on the east side of town and your commute will be opposite of traffic flow. A super easy and fast. Summerville, Ladson, Goose Creek, Moncks Corner. You could even get farther out of town if you wanted. 

Boeing is in the middle of the area. You could live almost anywhere. The commute is going to suck some days and be a breeze some days. My office is right by Boeing and my commute from Goose Creek is about 20-40 minutes. 

Charleston's biggest issue is the rivers. Wando, Cooper, and Ashley. 75% of the traffic headed into town, crosses at least one of 7 bridges. If something happens on any one of them, that side of town is gridlocked almost instantly. It's like Russian Roulette every morning and you can't beat the odds every day. From Goose Creek, I don't have to cross any of them and can pick one of several routes. It makes life easier. 

I lived in Mt Pleasant for 40+ years. It was a wonderful town to grow up in. You couldn't pay me to move back. It's commonly known as Mt Misery or Mt Plastic around here. If you like keeping up with the Jonses it's the place to be. That side of town has 6 lanes on two bridges into and out of it. Traffic usually moves fairly well, but one wreck can bring that to a screeching halt and frequently does. 

The Summerville area is getting unbelievably crowded. No bridges to cross, but it's becoming Mt Pleasant 2.0. Personally I don't like the area. Way too many people for me. The I26 commute to town is frequently bad. One idiot can shut the interstate down. 

West Ashley  is a decent area, but not somewhere you want to commute to or from. The entire south side of town is served by 7 lanes on 3 bridges. Only one of those bridges is high speed. As a general rule, it sucks to get in and out of during rush hour. 

Through 4 kids, I've dealt with Berkeley and Charleston county schools. I prefer Berkeley. Their shool board is less about politics. They teach kids instead of building big fancy schools. Charleston County teachers are paid less thn Berkeley and it shows through lack of communication with the parents. We have been pretty happy with Goose Creeks schools other than their preforming arts program. It is just coming together is lacking. My youngest is more into science so it's not as much of an issue.

 Dorchester 2 schools have a pretty good rep. I don't know anything about them. There are a few areas I would stay out of because of the schools situation. North Charleston is one of them. Downtown Charleston is another. My son is in Moncks Corner. He has been very happy with the schools.  Personally I think the education kids receive is more about the parent than it is the school. If you show a interest, the teachers will respond. 

As far as house prices, Mt Pleasant is just insane. The 1000 sq-ft house on a 7000 sq-ft lot I bought in the 80s for $50k last sold for over $400k. It's now surrounded by Mc Mansions and the people that come with them. 

The rest of the area is reasonable to ridiculous. The house next door to me just sold for $285k. It was on the market for 3 days and sold for the asking price. That's asinine if you ask me. Makes me want to sell tomorrow. 

Best pricing is going to be in Ladson, Moncks Corner, and Goose Creek.

I just remembered, my sister lived in Ladson the night Hugo passed through.  They went outside when the eye was passing and they could look up and see stars.

We were still in Mt. Pleasant, a little under 2 miles from the ocean. The eye lasted almost 20 minutes. We checked on the neighbors and moved my truck out from under a tree during it. After 3 hours of constant howling, crashing, and banging, it was eerily quiet. Listening to the wind pick back up to a howl in the opposite direction was pretty depressing. I think I fell asleep about 3am on the floor, in the kitchen. That was a long night.

As much as I’d love to leave Pittsburgh winter behind, I’m staying put til the kids are through school. I’ll take my top notch school district, cheap housing, easy commute and the welcoming neighbors over the mess of sprawling southern cities. Sorry, just have to play devils advocate here.

Those words don't seem to go together. Pittsburgh, good schools, cheap housing....

I really can't say I blame wvumtnbiker. He's 10 minutes away from me, and aside from the schools (and it REALLY pains me to compliment the local school district) there are really no redeeming qualities about this area, especially since all the bad parts of Pittsburgh started moving out this way a few years ago.

I have a Pittsburgh zip but not in the city. My house was around ~250 for a 4 bed 3 bath 2100sf home.  One of the top school district in the state. Taxes are a bit high, but it’s cheaper than paying for private school.  

Edit: sorry to poo poo on the OPs thread. The south is a great place but isn’t always the land of milk and honey most northerners (Yankee!) think it is. Good luck to you and your family.

Thanks for the opposing view. It can definitely help to see the whole picture.

 

Couple of points. 1) our school district isn't so good.

2) my sister and my 2 nieces are down there.

3) my mother is only staying around this area because of us.  Otherwise, she would be down there in a minute!

 

When I lived there before, it was awesome.  Now, the condensing of the population is definetly creating some issues!

I’m a Yankee living in the South. I’ve been here for more than 30 years. I am currently working in Beaufort, about an hour away from Charleston. 

You haven’t said why you are moving, and it’s not really my business. But the recommendations are different depending. If you are moving near family, of course it has to be Charleston. Or if you want the historic downtown. But if you want the coast, the weather, and good schools, there are a lot of other spots that qualify within easy distance for a day trip to Charleston. A 1 hour radius opens up a lot of opportunity. 

Charleston has 16 tower cranes operating right now. I know that doesn’t mean much, but a tower crane generally means about $20 million worth of construction. That’s a LOT of growth. Charleston is becoming dense really fast, and prices are soaring. 

Toyman’s recommendations are spot on. 

I would also add that you should look for an area that has a lot of transplants. Military base, retirement area, etc. Transplants make the cultural switch for Northerners much, much better. It means better schools, neighborhoods, etc. Trust me on this.

My ideas about transplants still stand. Look for neighborhoods that include a lot of people who have moved in from other areas.

I'm pretty sure all neighborhoods now have a lot of transplants.  At least up here in NW SC they do.

Yep, I lived and worked in this area for about 5 years (15 years ago).

 

I definitely understand the transplant thing.  It was a bit of a shock when I first moved down that way.  Not a bad shock, just a different mentality.  

 

The reason we would be moving is because I recently (last week) lost my job.  This is an opportunity for us to make changes.  We would NEVER have moved if we both stayed employed (too much risk, etc...).  However, now that 1 of us is jobless and my sister now lives in that area...  Why not explore the options?

You can probably pick your job down here. Unemployment is sub 3% at the moment and companies are desperate for people that are willing to show up and work. 

I just spoke to a maintenance director at a hospital. He just filled a position. Starting pay was $20-$25/hr with state benefits. It took him 2 months to fill the position because people wouldn't show up for interviews. Half of his department is going to retire in the next 3-5 years and he doesn't know where he's going to find people to replace them. 

Volvo still needs people. Boeing is always hiring. W International is opening a new facility here in Goose Creek that is going to add another 600 jobs in the next year.

Construction is running wide open. They are desperate for people. 

If you can see lightning and hear thunder, there is someone that will hire you.

Ill just borrow my sister's yuppy mobile and try to find a neighborhood and see how the commutes would be.

It's opened and closed a bunch of times but it's still standing and back in operation at the moment.

Definitely not the case. There are still lots of areas that don’t have many transplants.
