Looking for shop space, North L.A. county

Im looking for some shop space in the Northern part of L.A. county, Eastern Ventura county.

I have a project going and need to continue working on it to get it finished. I would need a bit more than a one car garage, A secure dirt lot with a shed would work too. Big enough lot I can drop a small 20' shipping container to store tools and parts.

Anybody know a place that would be no more than $400 a month?

Friend with a shop doesn't know of anything, will keep an eye/ear out. We are further west than you probably want though.

I have talked to Steve, the guy with the containers, he get 400 for the container and wants an extra 100 for the electricity. Its an option but a bit more than I want to pay, plus the place is not very secure, talked to a couple people there that day and said there has been a couple break ins. Plus his containers are not vented so when its 110 like it has been I would imagine the inside of the container is 150 plus, Being painted Black and super dark green.

The second place said absolutely no fabrication type rentals, storage only.

Where is your place? I live in Sunland and commute to Westlake Village every day, I would travel a little farther for the right place.

We're in North Oxnard. He has 2 car shop space (3 if you count the lift) guessing his rent is a bit more than $400 a month and there aren't any empty units in that strip.

I wonder if you could find a willing storage unit, they all say no wrenching but I've seen stuff that makes me believe you could if you made friends with the manager.
