As anyone put one up? How much money can I expect it to run me for a two car? How much pain was it?

I am looking to buy a house but there aren't many available where we want to live with two car garages.

Menards (Mid-west building supply store) says.....$4600. Figure another 1500 for the cement pad if you DIY.

Can you measure twice, cut once?

Linky here

Around here i could get the amish to build one for around that price, plus the same 1500 to 2000 for a pad as you mentioned. I imagine that is only true in PA and OH though, not so much in Alabama.

"This garage requires cutting and assembly."

Doesn't sound prefabricated.

You sure?

Assuming turn-down footings and a 3' frost line (PA), that slab would take about 20 yds of concrete. The national average for redi-mix concrete right now is $93 per yard. Plus excavation, vapor barrier, formwork, labor, etc.

Sounds like the Amish in your area like to pay you so they can work on your place.

(And yes, we have Amish communities in GA and AL too!)

Plus electrical which I wouldn't DIY.

Would $10-$15k be a reasonable budget?

In reply to SVreX:

Sorry, i meant only to say that concrete work is additional as the previous poster did, i have not researched that part. The $5k amish built structure, however, is a quote i got last winter.

My buddy put up an insulated steel pole barn a couple of years ago that was 32X48 with pad for under $25K, and he paid someone to build it. He ran conduit for the wiring, but still needs to do the wiring. 15 years ago I built a 22X32 two story garage. Cars downstairs and wood shop upstairs. I did all the work and it cost me around 30K in materials and cement. 8 windows, 2 overhead doors, 2 man doors, barn door and hoist on second floor, 100 amp service, vinyl siding, staircase, 6" slab, 4' foundation, 2 layers of 3/4 for second floor, insulated, sheet rocked, 2X6 construction, and plywood throughout instead of that crap chipboard.

All the fully prefabbed ones I see have a solid wooden floor and are just rolled off the truck onto the flattened dirt. Seems to work pretty durn well.

Concrete slab is great, especially if you've visions of installing a lift. But, if it's just a parking garage or such, I'd think a wooden floor would be perfectly adequate and might save you some money.
