Hi,

I'm needing to replace about a dozen double hung windows in our house. Contractor grade wood sash Andersons have been rotting away for some time.  I'm sure someone has been through this before and I'd appreciate any advice. I despise dealing with home improvement contractors. 80% never respond or show up to do the estimate. The big window guys all want to do a two hour sales pitch with a hard sell that I'm not going to tolerate. Router Help

I've sent out a few inquiries based on some FB recommendations and a couple from Angie's List. Responses are trickling in. Only quote I've received so far is for about $6500.

I recently replaced our windows.. We found a contractor to do the work and we bought the windows based on what size they specified. 

We needed wood to match the house, which really came down to Marvin or Anderson.  We went with Marvin and we're quite happy with them.  They're composite frame and exterior with full wood interior.

Angie's List is not a really reliable source.  It's not a screening service that brings the best, it's simply an advertising platform.  I only say that so you don't expect all of them to be highly-rated.

I used a local contractor and he bid with some locally-built windows that were very highly rated.  By local, I mean I was in Pittsburgh, and the windows were manufactured a couple hours away in WV.  I was totally impressed with the windows and the work, except for one marble windowsill that got cracked.

Right now most contractors are up to their ears in work.  Everyone is stuck at home and wanting to finally do all those home improvement projects they've always wanted.  Heck, I'm just a furloughed handyman and I could have full time employment and hire two people with all of my friends asking me to help them build decks, do flooring projects, add outlets, and re-roof things.  I can imagine a listed contractor with a phone number is probably just turning off their phones until they are down below 50 jobs.

Yeah, Angie's List wasn't the great fountain of reputable contractors I expected. As with most things, I got my best referrals from acquaintances. Posting an inquiry on my FB feed got me several good, local window contractors. The one I went with did three houses for one of my pals. Not the cheapest, but near it. Really explained what he was going to do and didn't pressure me at all to SIGN TODAY OR OMG THE WINDOW PRICES MAY GO UP.

Didn't even call any of the 'big name' places because I knew I'd wind up with a time share-like sales pitch. One local guy came with the owner. The business owner did all the selling. I have no idea what the 'sales rep' was even there for.

One thing I did do was got the brand of the windows the various guys were selling. If you Google them you can find out if they are a big or small manufacturer, how long they have been in business and references to the quality. I'm not getting uber quality windows but am getting them from a place that is likely to be around in the future vs an upstart you may not be able to get parts or warranty from in ten years.

My wood sash windows are Anderson and they can suck it. Utter garbage.

My windows are Andersens and they're original to the house, which was built in 1913.  wink  So, the brand isn't necessarily the problem, the rot may be due to incorrect installation or maybe they weren't maintained by previous owners.

I have known a lot of people with problems with wood anderson windows.  My own parents for example.  It was not just the windows on the north side either, the 8' by 8' main frame of the bay window that faced due south had it's frame completely rot away at the bottom.
