And yes the garage is zoned as commercial as well.

Not that I'd be doing commercial work out of it, but it would handle all the projects.

There's nothing about it that I don't like. DO IT!

That house looks move-in ready by my standards. Nice size too. Would it have killed them to post pics of the shop though?

That area my be very desirable depending on what happens with the old Point property. I would buy it.

When the shop is bigger than the house, you’re doing it right!

Yeah.  Do it.  Especially at that price.  But.  How is property crime in that corner of Baltimore?smiley  It looks secluded if you pan out which should be a plus.

Buildings look good.

Neighborhood?  Location, location, location.

I can fix anything about a building. Except the location.

That seems CHEAP.

At least go look at it and lowball the hell outta them.

The area is overall okay, some "interesting" people live in that area as it's close to Dundalk. My uncle live about three blocks from the posted house and he has had one issue in 25 years.

In reply to Donebrokeit :

Location is partly about the potential “issues”, but it is also a great deal about resale value.

If that matters...

At $139k you can look at it like a rent payment and any resale value is just a great bonus.

Even if the property goes up by a large percentage it is still hard to make a large amount of money.

Beware taxes however. Often, commercial properties pay more in tax than residential. Just something to consider.

BTW, I looked more closely at the pictures, it really looks like 3 buildings are shown in the listing photos. 2 houses one garage.

If you can rent one house you could probably live for free.

In reply to Robbie :

Three buildings on 6 lots for $289K.  Definitely "interesting".  Looking at Googlemaps, it would appear there's an old steel mill or something nearby?

The houses will private boat docks could indicate the area probably isn't that bad.  I agree about taxes, but according to the listing they're only $185/mo ($2,220/yr) for the $129K lots, which is pretty cheap by most standards.

Old steel mill has been razed in the past 2 years, now under armour, Fed ex and amazon have large distribution centers there. Area is interesting, dundalk is just to the north and is full of junkie tweekers who will steal and sell anything to the metal scrapers in the area. I literally had 2 of my 4 13" 4x100 stolen off my screened in porch when living there. Sparrows point is nicer, but that element is minutes away. One day the county will realize what's there in terms of potential value with navigatable waterfront.

Bethlehem Steel, Sparrows Point.  We used to sell to the mill in Gary, Indiana and quoted the Sparrows Point contract in the mid-1990's.  What a huge facility it was at one point.

Now we chase refineries and chemical plants - steel mills tend to file bankruptcy too many times leaving you hanging and going back for more.
