You apparently feel you are being dismissed just because you lack real world, practical experience.
What you're failing to acknowledge is that your lack of real world, practical experience makes you much less likely to propose workable solutions.
It is not only your lack of a stake that keeps people unconvinced. It may just be that they disagree with you, because they feel you don't generate well-thought-out ideas, due to your lack of knowledge.

Would I do any better to convince you if I owned a large development company and was reducing the cost of rent to my tenants at the expense of my own profit? Like "hey, I think other developers should suffer like I do?"
Wouldn't you be inclined to say "hey good for you, but no?"
So in that regard, me having a stake in the game, or trying to make positive changes in the world doesn't really matter either because you might disagree with my approach.
At some point you need to go back and reevaluate your premise. If your idea is flawed, you don't have much chance of convincing someone more experienced, especially when they have a stake and you don't. A lot of people have explained to you that your idea is flawed, yet you persist. You don't own a large development company. You don't appear to have more than a casual understanding of the risk and work involved. Yet it appears that you want to be very generous with other people's money. You don't build a large development company by running it like a charity, so you would never have one. Which is fine, if you want to run a charity, run a charity. But do it with your own labor and risk.

I don't care whether you have a stake or not. Makes absolutely no difference to me.
I hate the idea (s). Period. If you were on a ballot campaigning with those positions I would vote against you, and actively campaign against you.
You are searching for a reason that people don't want to hear it, and assuming it must have something to do with your lack of experience. Nope. It's much simpler than that. I think it is a terrible idea.
