Langley is still too close; you gotta get past the Coastal Mountains. I did 7 years in Vancouver. Hated every breathing moment of it. Telling the cop I was speeding because it was "just so good to get the hell out of Vancouver" didn't get me out of a ticket.

I have yet to find any redeeming quality for Kelowna.
Traffic is just as bad as it is down here because they built a city with only one main street and if some jackass has an accident on the hill on the way out of town, I'm stuck sitting in traffic for three hours after driving all the way from Calgary that day.
Sorry, one redeeming thing, Tree Brewing is in Kelowna.
I remember certain relatives always said don't live for your house. But if you have the dough already saved more power to you.
Short answer we got shafted again. House sold to a cash buyer but might be for the best. We found a few others while out with our agent today though when we heard.
Our current home is all drawn up and going on the MLS officially tomorrow though. The agent had a few people by today for the first time and a few came back for a second look. We need to look at the pictures that they took but they seem pretty jazzed about the showing.
We did find two homes that fit the bill today and six that were horrible. No HOA and bigger lots and homes but much much further out.
A left field home that they showed up had a 15 car garage built under the house.Everything double depth double height with three bays having garage doors on both sides. Silly house but astonishing garage. 400 amp service, a a huge turnaround in the back. A metal shop on the side and engine hoists built into the ceiling beams.
That looks like heaven, but would it be an easy sell should you move out? I guess that there are always gearheads around...

Average time on market in that neighborhood in the last 3 months ~11 days. That house 200+ days.

Even I don't have that many cars.
Though my wife mentioned that we could always rent out 10 or so of the bays to people who need space. I could wall each two car length bay and get 200-300$ a month in that area.
Insurance would preclude it though I imagine.
We found a nice Spanish style custom with a circular front driveway yesterday that made the cut which would hold about 7 cars, plus 4 in the garage. Just waiting to hear about our house before we make another offer.

We've been house hunting for over a year now. The market in Florida was supposed to be great. But everything is either an absolute POS or gets snatched up by a bank or investment company. So yeah, I feel your pain. Buying houses is a pain in the ass.
