OK, the window AC unit goes first and the price seems a little high, but that is more than offset by the lack of rust seen on local units.

Things to watch for, what makes you run screaming into the night?

priced a little high, but there has been a lot of work done in that thing. If it really doesn't leak (which is hard to believe on a 1977 model) then it's worth at least a couple grand, easy. All the equipment adds up too, so keep that in mind.

At 13', it's gonna be cramped. Be well aware of how little space is really there. If you're only using it for a weekend flying or racing something it's probably fine, but I wouldn't want to do a week's vacation in it. Heck, our pop up is 21' opened up and a week in it is plenty.

Is that a regular 120v residential fridge? Because RV fridge's are expensive, it always makes me think the owner cheaped out when they put in a regular fridge (if that's what it is).

Kind of the same thing with the wall-unit A/C versus a proper rooftop unit, although that could have been done so the owner could get it in his garage.
